
Prototype Multifamily
This project aimed to create 3 templates of prototype multifamily housing—a 12-plex, 60 plex (with garages), and a 70-plex. The developer wanted buildings that could be used beyond just this site, so they could plan future communities with an assortment of housing modules. After the completion of DD, the project was handed over to a local architect for CDs and CA.
My role was exterior design support, interior plan development, unit plan design, and site plan support.

Site Plan
The site includes 15 buildings total. The suburban site is inherently car-oriented, but includes sidewalks throughout and shared yards.

12-Plex Prototype
This is the smallest module, and each unit features direct access from 1st floor enclosed garages. It includes six one-bedroom units, four two-bedroom units, and two townhouse-style two-bedroom units.
60-Plex Prototype
This module includes 60 units, 14 on the ground floor with private garages, and 54 on levels 2 and three with access to a below-grade parking level. Due to the nature of the garage module and unit modules, units only stack on the inside of the ‘L’. The outside units rely on deeper beams which span from the exterior wall to the interior corridor.
70-Plex Prototype
The largest module is similar to typical multifamily housing, with a single extruded floor plan and stacking unit types. It features below-grade tenant parking.
Clubhouse
The client also requested a site-specific clubhouse design which could inform the design of other clubhouses in future developments. It features mail and package areas for the entire complex, a large pool, a gym, patio grilling areas, childcare options, and work-from-home spaces. It is intended to be that main gathering place and foster a sense of community for residents.
